Estates Gazette HQ building in Sutton acquired for £45.3 million

A private Middle Eastern client of Hanover Green has bought the freehold of Quadrant House in Sutton, the headquarters of Estates Gazette’s parent company.

The 200,400 sq ft office building has been bought for £45.3m and a NIY of 8.75%. It is the headquarters of Reed Business Information, the publisher of EG and New Scientist.

It comprises two inter-connecting offices towers, let to RBI, on an FRI lease expiring in June 2024. The current passing rent is £4.2m pa.

Jonathan Webb of Hanover Green said: “With over 10 years unexpired to a high-quality tenant, adjacent to Sutton railway station, Quadrant House provides a secure long-term investment at a low capital value of just £230 per sq ft in a London suburb.”
