Success on over 200,000 sq ft at Kensington Village, W14 for Hanover Green clients

Following the £15.5 million sale of the 22,500 sqft CACI House for Henderson UK PAIF in Kensington Village earlier in July last year, The Hanover Green Lease Advisory team have now concluded four rent reviews on approximately 180,000 sqft of office space in this West London Estate at Beaumont House, Warwick Building, Pembroke House and The Gloucester Building on behalf of various landlords due throughout 2016.

Rents achieved at review range between £40 and £44 psf and clients include Schroders, Legal & General, DTZIM and Quidnet Capital Partners.

Following settlement of the rent review, the 79,500 sqft Warwick Building, which is single let to PG Media Services Limited until March 2021, has now been placed on the market by Legal & General guiding offers in excess of £56 million reflecting a NIY of 5.25% and a capital value of £704 psf.
