Flagship letting at prestigious Maidenhead offices

The first deal at Commercial Estates Group’s (CEG) Horizon office scheme in Hurley, Maidenhead, has been agreed with Zetes, a pan-European ID technology business signing for 13,300 sq ft.

Zetes is a market leading company in the value-added solutions and services industry, specialising in the Automatic Identification of Goods and People (Goods ID and People ID). Established in 1984 with headquarters in Belgium and operations in 14 countries, Zetes has grown both organically and through acquisitions. Most recently the company announced a record year for growth in 2010, with group profits of £7.1m, up almost 60%. Its acquisition of 13,300 sq ft on half of the ground floor at Horizon will see Zetes relocate from its current premises in Ascot, gearing the team for business expansion.

A rent of £18 per sq ft was agreed, and Zetes have appointed Maris International to proceed with its design and fit-out with plans to occupy the building from September 2011.

CEG is represented by Hanover Green LLP who market the brand new 82,555 sq ft office scheme.

Kevin Hawthorn, Partner at Hanover Green, commented: “The tenant was looking for a prestigious headquarters building in the heart of the Thames Valley, while also benefiting from a natural and landscaped environment. Horizon was therefore an ideal new home; its proximity to the M4, its central Thames Valley location and its 11 acres of surrounding landscape drove the success of the deal.”

James Scott, Managing Director at CEG, added: “The needs of the modern occupier play an important part in our proactive asset management, and this deal is no exception. CEG has invested in delivering a dedicated transport link between Horizon and Maidenhead train station, as well as implementing café and gym facilities in the building. While the scheme is not in a town or city centre, it’s imperative that it still meets the needs of the 21st century occupier – transport and amenities being high on the list.”

James Hannay, Senior VP for Northern Europe at Zetes said, “The economic climate has placed IT systems like those provided by Zetes, which help companies to cut their running costs, become more productive and comply with new legislation, in high demand. Consequently, the company is growing very fast and the office premises and well placed location we have chosen perfectly suits our expanding business requirements.”
