Twenty One West/ Exion House, Boston Manor Road, Brentford

Berkshire Investment Capital has completed the purchase of Twenty One West/Exion House in Boston Manor Road, Brentford, west London.

The property comprises approx. 17,500 sq ft of modern air conditioned offices situated on a prominent corner site at the junction of Boston Manor Road and Great West Road in Brentford. The mainline station is directly behind the property and the M4 motorway is in front.

The new owners intend to undertake a comprehensive refurbishment and have re branded it as The Corner Building.

Steven Glancy of Berkshire said “We believe that the strength of the West London occupational market means that we can create a building that will satisfy the needs of tenants seeking good quality accommodation at a rental level that is competitive. The building benefits from a planning consent to install advertising on the roof which could be of significant value to a business wanting to promote themselves or their products.”

Hanover Green acted for the purchaser and has been retained as letting/sale agents.

David Cuthbert said  “This building offers the opportunity for an occupier to acquire a self contained property on either a leasehold or freehold basis. We are intending to quote £25.00 per sq ft for a new 10 year lease.I anticipate a good level of demand and have already had discussions with a number of potential occupiers on a leasehold and freehold basis”.

Berkshire Investment Capital is looking for similar opportunities.
