Phoenix Brewery Sold for £11.5m

Acting on behalf of Cube Real Estate, the freehold of Phoenix Brewery, Bramley Road, W10 has been sold to a private UK investor. Providing some 30,700 sq ft of multi let offices with a current rent of £823,137 pa, the sale reflects a net initial yield of 6.75%.
Hanover Green acted on the purchase of the property from Chrysalis Group in 2010 who retained 8,350 sq ft on a leaseback to 2015. The remaining space was refurbished by Cube and subsequently let up by Hanover Green prior to securing the sale of the freehold in March 2013.
