We offer bespoke, senior level advice, which provides far more than a brokerage or introductory service. It is this personal, step-by-step approach to the process that we believe sets us apart from our competitors.
First, we will meet to discuss your occupational requirements. We usually start by assessing the needs of the people who work in the organisation such as travel times, amenities and their working environment. From there, we will consider the most appropriate size, location and specification. Having a detailed brief from the beginning also saves time, and ensures we only identify the most suitable properties.
With access to specialist databases and expert market knowledge, we begin comprehensively searching appropriate options. This will include not only properties that are openly being marketed, but also off market situations. During this ongoing search, we will continue to update and advise you as alternative options become available, before concluding a final deal.
Once the search is completed, we will review all the options and prepare a detailed schedule of availability. This includes photographs, location, rent, rates and service charges. Working with you, we then create a shortlist of suitable properties.
Following a review, we will arrange and accompany you on tours of inspection. We will advise on a final list of potential buildings and then submit offers on your behalf.
After advising you on the best approach to take and submitting proposals on your behalf, we will undertake all the negotiations with the landlord’s agent and agree the most favourable terms with regards to the level of rent, rent free period, lease length, break clauses and rent review provisions. Following this, we will prepare a full set of heads of terms and undertake on site measurements in accordance with the RICS code of measuring practice to confirm the floor areas.
We will submit the agreed heads of terms to your solicitors and liaise with them to prepare the lease and other documentation.
If required, we can provide advice on building surveys and assist with the selection of a suitable fit out contractor for space planning and the design of the offices to suit your occupational needs.
