Acting on behalf of a private vendor, the long leasehold interest in 9-11 Grosvenor Gardens, SW1 has been sold to a private European Investor.

The 18,512 sq ft multi let office building with residential Mews and 5 covered parking spaces to the rear, is held on a long lease from the Grosvenor Estate expiring in June 2126 at a 10% ground rent.

The property was sold for £13.175 million which on the current net income of £676,398 pa, shows a NIY of 4.85% and a capital value of £711 psf.
